Social Media Marketing for Real Estate in Nepal

Property is the category where video is most obviously better than photos, and where most listings are still five blurry pictures and a phone number.

The walkthrough is the product

One continuous vertical walk from the gate to the roof answers more questions than twenty photos. Buyers are trying to build a map in their head, and a walk is the only format that gives them one.

Put the awkward facts in the video

Hiding them wastes your time and theirs, and honesty is a genuine advantage in this market.

  • The asking price, on screen, in the first five seconds.
  • Road access and how wide the road actually is.
  • Water, parking, and how many floors of stairs there are.
  • Distance to the nearest main road, in minutes, not in adjectives.

Sell the neighbourhood too

Film the walk to the nearest shop, school, and bus stop. Buyers moving into an unfamiliar tole are choosing a location as much as a building, and nobody else is showing them that.

Follow up in the DMs like a professional

Property enquiries are high value and slow. A fast, specific first reply with the price and a viewing offer brings far more customers than a "please inbox" comment.

Real examples

Bad line, good line.

Most people write

Five blurry photos and "Land for sale, price negotiable, call for details."

Say this instead

"NPR 55 lakh per aana. 13ft road. Two minutes from the main road." On screen, first five seconds.

Most people write

Hiding the narrow access road until the site visit.

Say this instead

Filming the road and saying how wide it is, in the video.

Full example

Worked example: one listing in Budhanilkantha

01Film one continuous vertical walk: gate, ground floor, stairs, roof, view.
02Put price, road width, water and parking on screen as you pass each one.
03Film the two-minute walk to the nearest main road and post it as part two.

Walkthrough

Continuous, unedited, in real light.

Price and terms

Stated on screen, not on request.

Honest downside

The stairs, the road, the noise.

Buyers who see the downside early trust everything else you say.

A buyer who has already walked the house on their phone arrives ready to negotiate.

Do this week

Three things you can do now.

01Film one continuous vertical walkthrough of your best listing.
02Put the asking price on screen in every property video.
03Film the two-minute walk to the nearest main road.
